I can’t tell you how many times I’ve heard people say, “Log homes require SOOO much maintenance.” And, if you own a log home, I’m sure you’ve heard this…or even said this yourself.
So, how much maintenance does it require? The answer to this is not a straight forward answer as it depends on the age of the home, the condition it is presently in, and how well it has or has not been maintained over the life of the home. It also depends on factors such as the size of the overhangs, and how much shading does it get from trees and such around it. So, unfortunately, there is not a one size fits all answer, but here are some things to think about and consider.
The biggest consideration is the finish on your log home. Maintaining the finish will both protect your logs and keep your home looking good as well. If the finish presently on your home is failing, it may need to be cob blasted in order to get a fresh start. After blasting, apply a good quality finish. We recommend a penetrating finish rather than a film former as it is overall easier to maintain. Once you have a good quality finish on the home, the best way to maintain that finish is to wash it each year and re-coat as needed (typically every 2-5 years). Washing does not require a pressure washer, just a soft bristle brush, mild detergent, and a garden hose.
The next consideration is caulking and/or sealing. Gaps or cracks can allow moisture into the logs which can lead to rot. We recommend caulking upward facing checks that are ¼” or larger. It is not necessary or even beneficial to caulk every single check, especially smaller checks, or ones in which water cannot roll down into them. Caulking or chinking in between each course of log may be necessary if the logs have moved or separated a considerable amount. However, this is not recommended until the home is at least 10 years old to ensure the logs aren’t going to continue to move.
Finally, after washing the home be sure to do a visual inspection and look for anything that looks out of place. If there are areas that appear dark, or evidence of getting wet and not drying out, be sure to address these areas as this can lead to rotten logs. Also check to make sure all gutters and downspouts are free from leaves/debris as this can cause problems as well.
